Market data on housing prices in Phoenix and North Scottsdale showed modest gains again this summer as the recovery in our real estate market continues. The latest S&P Case-Schiller index showed our regions monthly gain was a modest 1.27%. When you dig deeper into the data you see that certain pockets are hotter than others. In our region of North Phoenix and Scottsdale the Cave Creek and Desert Ridge areas remain the strongest with the best annual gains in median price increases.
We have been saying for a while now you need a strategy that fits your exact neighborhood and home size. The changes in marketing technique from price point to home size can change a bit with homes less than a mile away from each other. The bottom line is not all comp prices are the same.
